Lake Nona is part of Orlando, planned from scratch
Lake Nona is not a separate town. It is a planned community within Orlando’s city limits, southeast of Orlando International Airport, and the city annexed its land in the 1990s. Tavistock bought the original property, mostly former pasture and citrus land, in 1996. Since then the area has been built out in stages around Medical City, a 650-acre health and research district where Nemours Children’s Hospital opened in 2012 and the Orlando VA Medical Center followed in 2015.
The residential side was planned alongside that campus. Laureate Park was designed with Medical City employees in mind; VillageWalk, the Lake Nona Golf & Country Club and Northlake Park each have their own character.
What new, planned homes mean for a wall
Nearly everything here is recent construction, and the community still adds a large number of new residents each year. For us that means clean drywall, predictable stud layouts and few surprises behind the wall. It also means that when the houses on a street are all recent builder homes, it’s natural to want at least one room that looks less like the model.
That is why some of the most interesting requests in Lake Nona are smaller and more personal than a full media wall: a patterned wallpaper above wainscoting in a dining room or office, picture-frame molding in a hallway, a painted slat wall behind a bed. These projects suit newer homes well because the walls need little repair before wallpaper or trim goes on, which keeps cost and time down.
When people do want a TV wall, it is usually in an open family room that flows into the kitchen. We plan those so the cabinetry lines up with existing kitchen finishes and doesn’t crowd the walkway. Any outlets, recessed power for the TV or hardwired fireplace are installed by a licensed Florida electrician.
Planned communities, planned schedules
If your neighborhood has an HOA, interior work is normally still the owner’s decision, but the association sets the rules for when crews can work, where trucks park and how debris leaves the site. We ask for those rules at the start so the schedule fits them.
If you work shifts, at Medical City or anywhere else, we keep the back-and-forth short: a photo of the wall, a price range the same day, and a measurement booked around your schedule.
Our work in Lake Nona
In September 2026 we installed chinoiserie-style wallpaper with wainscoting in Lake Nona for about $1,400, a good example of a modest budget making a room feel custom.
Getting here from downtown Orlando takes about 30 minutes, mostly by expressway, and as everywhere in Central Florida, there is no trip fee.
