A small Polk County city that tripled in ten years
Davenport is an old railroad town in northeast Polk County, incorporated in 1915, with US 17/92 running through its center and Interstate 4 about eight miles to the north. For most of its history it was small: the 2010 census counted fewer than 2,900 people. By 2020 that number was over 9,000, and the 2025 estimate is above 18,000. Almost all of that growth is new subdivisions and resort communities, most of them built close to the I-4 and US 27 interchanges, where the drive to Walt Disney World is short.
That proximity shaped what got built. Visit Central Florida, Polk County’s tourism office, counts over 7,000 professionally managed vacation rentals in the county and says most of them are around Davenport and ChampionsGate. Resorts such as Highlands Reserve and Regal Palms are full of three- to six-bedroom homes and townhomes owned by people who live elsewhere and rent to families visiting the parks.
A feature wall built for the listing
In an owner-occupied house, an accent wall is about how you want to live. In a Davenport rental, it is often about the first photo on the listing page. Guests scroll past dozens of nearly identical houses with the same layout, and a living room with a finished media wall, a fireplace and warm shelf lighting is what makes someone stop.
That changes how we design. We favor finishes that photograph well in daylight and at night, put lighting where a camera will catch it, and build so the TV and wiring are clean and hidden. Guests are hard on a room, so we steer toward surfaces that can be wiped down and touched up, and away from fragile trim at the height where luggage and kids hit the wall.
Working around the booking calendar
Time is money in a rental. An empty night is lost income, so we plan the job around gaps in your calendar and keep the schedule tight. Most accent walls take two or three days. A media wall with built-ins usually takes five or six. Any new outlet or hardwired fireplace is handled by a licensed Florida electrician, scheduled together with the carpentry so the room isn’t tied up longer than it has to be.
Many owners we talk to live out of state or abroad. That is fine: your property manager can send us photos for the price range, meet us for the measurement and let us in through the gate, while you approve the design from wherever you are.
In February 2026 we finished a media wall in Davenport with built-ins, lit open shelving, a wood mantel and an electric fireplace, for a budget of about $12,000. Davenport is about fifty minutes from downtown Orlando, and there is no trip fee to get here.
